 Accept Final Parcel Map No. 2017-158 for Commercial Condominium Purposes at 1800 E. Lambert Road.
RECOMMENDATION
Accept Final Parcel Map No. 2017-158 for Commercial Condominium Purposes.
BACKGROUND/DISCUSSION
On April 24, 2018, the Planning Commission approved Resolution No. PC 2018-01 to conditionally approve Tentative Parcel Map No. 2017-158 for condominium purposes for 1800 East Lambert Road.  Tentative Parcel Map 2017-158 proposed to subdivide an existing office building into twenty-seven commercial condominium units.  This property is zoned C-G (PD) General Commercial (Precise Development).  The property is fully developed with one multi-story commercial building and shares drive access with adjacent properties.  No new building construction is proposed at this time.  Refer to Exhibit 'A' attached hereon for the location of the property.

Pursuant to the Conditions of Approval (Conditions) set forth on Resolution PC 2018-01, the applicant, CGM Development Inc., is required to prepare Covenants, Conditions and Restrictions (CC&Rs), an on-site parking management, as well as, a sculpture ownership and maintenance plan of the existing sculpture in accordance with the City of Brea Art in Public Places requirements. Since the approval of the tentative parcel map, the applicant has completed the above mentioned documents and satisfied all the Conditions per Resolution PC 2018-01.  There is no dedication or public improvements required for the approval of the Tentative Parcel Map. 
 
The Final Parcel Map 2017-158 (Map) has been approved by the County Surveyor's Office for technical correctness and the City Engineer has determined the Map to be in compliance with the State Subdivision Map Act, in conformance with the Tentative Parcel Map, and with City ordinances.  Additionally, the applicant has posted $1,900 cash deposit as monumentation bond to ensure the setting of the property monuments per the Map.
 
 
FISCAL IMPACT/SUMMARY
The applicant has paid all required fees per Resolution PC 2018-01.  Therefore, there is no fiscal impact to the General Fund.
 
Staff has reviewed the Conditions and Map and has determined that all the Conditions per Resolution PC 2018-01 have been satisfied and the Map conforms with the Tentative Parcel Map 2017-158.  Furthermore, the Map has been approved by the County and City Engineer.  Therefore, staff recommends City Council to accept the Final Parcel Map No. 2017-158.
